Job Description - Construction Manager
Bright Power's engineering team is looking for a Construction Manager with experience in NYC multifamily real estate. The primary responsibilities of the position are focused on the timely, consistent, and organized completion of multiple simultaneous energy projects.
Primary responsibilities are to ensure the timely execution of projects assigned, consistent with quality standards, and to effectively manage the construction.
▫ Oversees the completion of multiple energy projects, ensuring project schedules are being carried out according to plan.
▫ Prepares drawings, sections, details to the design and construction team to communicate changes & details as may be necessary.
▫ Prepares scopes of work and sends out Bid requests to sub-contractors.
▫ Understands structural, plumbing, mechanical, elevator, fire alarm, electrical, and waterproofing systems.
▫ Monitor and coordinate contractor's / sub-contractor's performing construction work for compliance with contract documents and site safety requirements.
▫ Identifies problems in construction and seek their resolutions.
▫ Work with Engineering Team regarding change orders.
▫ Reviews vendor invoices and approves payments according to work progress.
▫ Interpretation of documents, shop drawings and other architectural and engineer related issues.
▫ Maintains contract files and written records of job progress including daily and/or weekly reports.
▫ Reviews contractor's time extension requests and made recommendations to owner.
▫ Review contractor's / sub-contractor's progress schedules.
▫ Schedule and preparing agendas for progress meeting and meeting minutes.
▫ Carry out necessary on-site pre-construction functions.
▫ Works out design flaws and changes onsite as may be needed.
▫ Construction Quality & Cost Control.
▫ Client relationship management.
▫ Responsible for permits, plan conformance, safety, work and budget reports/updates.
Desired Skills & Experience
▫ Minimum two years of overall experience in construction supervision of NYC multifamily residential projects.
▫ Computer skills, proficient with Microsoft Word, Excel, MS Project, Outlook
▫ Knowledgeable in Construction Means and Methods in all building trades
▫ Knowledgeable of NYC DOB rules and regulations
▫ Problem Solving and Troubleshooting
▫ Commercial Construction, Multifamily, and Public Works Construction experience preferred.
▫ A coachable team player, who plays well with others
▫ Be proficient at communicating with vendors, subs, Owners, and design team via email
▫ Higher education in engineering and or architecture a plus.
▫ AutoCAD Experience a plus.
