Rialto Management Corp. is based on the Upper East Side of Manhattan and manages a portfolio of over 30 multifamily properties for several property owners.  Bright Power has been working with Rialto and their clients since 2008 to respond to rising heating costs and tenant heating complaints. Our services have included: benchmarking of energy and water usage, identification of cost-effective savings measures, heating system adjustments and specifications, construction management and "Green Energy Fairs" for tenants.

One property, a 20-unit multifamily residential building in Manhattan’s East Village, had rising fuel bills and a boiler that was on its last legs. Our energy audit uncovered several energy savings measures, the largest of which was a full heat and hot water system replacement. The new system was installed according to our specifications, and included separating the heat and hot water systems, balancing the steam radiators and installing a more advanced boiler control. The results show savings of 37%, as illustrated in the chart below, where the light blue “model” line is the projection of what the old boiler’s performance would have been and the green line represents the actual usage from utility bills.
