MoBIUS® (Management of Building Information, Utilities, & Systems) is Bright Power’s real-time energy management (RTEM) service. Using real-time energy monitoring hardware and software, we detect and diagnose equipment performance issues, such as incorrect setpoints or equipment failures; improve building operations and maintenance; and reduce energy consumption and cost. Bright Power experts use the data to provide on-site and remote technical support, fix equipment, and provide continuous commissioning to ensure that systems are running at their best. Building staff even receive training to enhance ongoing operations and organizational capacity.
MoBIUS reduces carbon emissions, saves money, improves occupant comfort, and helps limit equipment emergencies. In fact, a NYSERDA-funded study showed that MoBIUS buildings are 63% more likely to achieve energy savings and reduced their energy spend by an average of 5.2% annually. But how exactly does real-time energy management help you run buildings better in a pandemic and in normal times?
IoT Technology Supports Remote Engineering
Internet of Things (IoT) technology enables Bright Power’s MoBIUS service to run systems and equipment remotely. With IoT, your site teams get the benefit of dedicated energy engineering support without our engineers needing to set foot on site every time there is an issue. It is as if our team is able to sit alongside your team all the time, to identify and solve any issues that arise, especially those that cause spikes in energy consumption and cost. MoBIUS real-time energy management, powered by remotely-accessible IoT technology, provides properties with a deeper level of support and savings through:
-
- Full equipment inventory of all owner-operated plant equipment
- Remote monitoring system tailored to the building
- Cloud-based issues log to track and identify operational and capital repair scopes
- Real-time monitoring analytics dashboard
- Continuous remote analysis by a dedicated Energy Engineer
- Quarterly reporting, including month-over-month utility comparison, recommendations, and a summary of progress
For example, a Bright Power client needed assistance to switch their building equipment from heating to cooling at the change in seasons. Because they had MoBIUS, we were able to walk the client through the switch remotely. This was particularly important because it was during the COVID-19 restrictions. We were able to verify remotely that the switch happened correctly, rather than have the property staff wait for resident complaints or before receiving increased utility bills.
With the help of sensors, dashboards, engineering insights, and reports, MoBIUS makes tasks actionable for building staff while supporting them and providing access to our engineers for technical assistance.
Manage Your Building’s Carbon Emissions
In addition to energy savings and avoiding headaches from equipment emergencies, MoBIUS’ RTEM can equip building owners with the tools to reduce carbon emissions. This is particularly important because New York City’s Local Law 97 (LL97), requires building owners to reduce carbon emissions below specific caps starting in 2024. With the continuous commissioning that comes with RTEM, building owners can reliably achieve energy and carbon emissions savings.
